Mighty Buildings Garage Conversion ADU: The San Jose Owner’s Guide

We stock and install Mighty Buildings-compatible garage conversion ADU components throughout San Jose, with most replacement parts running between $220 and $1,850 installed depending on what’s failed. If you’re calling us, it’s usually because a panel seal has dried out, a window or door cassette has shifted, or a mechanical connection has worked loose. Most owners discover the problem the same way: a draft that wasn’t there last winter, a door that suddenly sticks, or a visible gap that appears along a panel joint after a wet stretch.

You don’t need to know the exact part number to call us. You need to describe what changed. Miles Hartwell does the site walkthrough himself, and he’ll tell you whether it’s a $300 fix on the spot or something that needs a written quote before anyone touches a tool.

Which Mighty Buildings Models This Applies To

The bedroom inside a new ADU

Mighty Buildings uses a panelized composite system with factory-cut openings for doors, windows, and mechanical chases. The panels interlock and are sealed at the joints, which means the parts that fail aren’t generic off-the-shelf items from a big-box store. They’re engineered to fit the specific panel thickness and connection detail on your unit.

You’ll find a build plate inside the garage door opening or on an interior wall near the electrical panel. It lists the unit series, the manufacture date, and the factory order number. Take a photo of that plate before you call anyone. It saves us a trip and saves you money.

The practical question is whether you want OEM Mighty Buildings components or quality aftermarket equivalents. For seals, gaskets, and weatherstripping, a high-density EPDM replacement often outperforms the original and costs less. For structural connectors, fasteners, or anything tied to the panel-to-panel joint, we recommend OEM or a manufacturer-specified equivalent. This is a glued and mechanically fastened system, not a stud-framed wall, and the connection tolerances matter more than most people expect. We’re an independent service provider, not affiliated with Mighty Buildings, and we’ll tell you honestly which parts should stay factory and which don’t need to.

We also work on Abodu, Cover, and Dvele units, so if you’re not sure what you have, describe it and we’ll sort it out.

Signs Your Mighty Buildings Garage Conversion ADU Is Failing

  • Drafts or air movement along panel joints. The factory sealant on early Mighty Buildings units can dry and shrink after three to five years, especially on south-facing walls in San Jose. The fix is usually a recaulk with a compatible high-movement sealant, not a panel replacement.
  • A door or window that suddenly sticks or won’t latch. Panelized systems move slightly with temperature swings. If an opening was shimmed tight during installation, even a few millimeters of movement will bind it. This is a re-shim job, not a new door.
  • Water staining at a wall-to-roof connection. Flat and low-slope roof details on garage conversions take a beating in San Jose’s wet winters. Most leaks we see start at the parapet flashing or a scupper, not the panel itself.
  • Visible cracking in interior drywall at a panel seam. This can be cosmetic, but it can also mean a connector has loosened. If the crack follows a straight vertical line, call us. If it’s hairline and random, watch it for a season.
  • A musty smell that won’t go away. That usually means moisture is getting in somewhere you can’t see, typically behind a baseboard or under flooring at the garage-door-to-slab transition. The longer it sits, the more expensive it gets.

Replacement Cost & What’s Included

Here’s what San Jose homeowners actually pay for common Mighty Buildings garage conversion ADU repairs, installed:

Repair Typical Installed Range
Panel joint sealant replacement (per wall) $220 – $480
Door or window re-shim and weatherseal $180 – $420
Roof penetration flashing repair $450 – $900
Mechanical connector retorque (full perimeter) $600 – $1,200
Panel replacement (single panel, including finish) $850 – $1,850

Every quote includes parts, labor, and disposal if anything’s removed. You get the number in writing before we start, and that number doesn’t change unless you ask us to change the scope. The 365-Day Done Right Promise covers defects in workmanship for one full calendar year from project completion. If something we touched isn’t right, we come back and make it right. No haggling.

DIY or Call Us?

Most Mighty Buildings maintenance is not dangerous to handle yourself. Recaulking a visible panel joint with a compatible sealant is straightforward if you confirm the product with the manufacturer or with us first. Checking for loose screws at door hardware is fine.

What you shouldn’t touch: anything that involves opening a panel joint, moving a structural connector, or working on the roof. A panel that’s been loosened and not properly retorqued will fail again, and when it does, it can do it dramatically. If the job involves a ladder on a low-slope San Jose roof, or a torque gun on a structural connection, let a trained professional do it. We’re background-checked, identity-verified, and photo-badged. You’ll know exactly who’s at your door before they knock. Call (669) 444-4530 and we’ll schedule the walkthrough.
