How Sutton ADU San Jose Came to San Jose

When we brought Sutton ADU Builders to San Jose, we weren’t starting from scratch, and we weren’t pretending to. Sutton is the ADU company of the Threshold Group family, a brand that has stood for one thing since 2006: room to grow on your own lot, built by people you can vet. The Bay Area needed that promise more than most places. We watched homeowners across Santa Clara County get quoted one price, then handed change orders once the foundation was poured. We saw families in Alum Rock and North Fair Oaks wait months for a permit update that never came. We saw the uncertainty in people’s faces when a stranger knocked on the door and they had no idea who they were letting in. The Threshold Standard existed to fix exactly that, and San Jose deserved it. So we opened this branch with a simple commitment: every job gets a written price before any work starts, every technician who shows up is someone you were told to expect, and every homeowner in San Jose, Santa Clara, Mountain View, Cupertino, Morgan Hill, Woodside, East Palo Alto, Atherton, Ben Lomond, and Burbank gets treated like they’re the only person on our schedule.

Miles Hartwell’s Connection to the ADU Trade

Miles Hartwell has spent over a decade in this trade, and the thing that still gets him out of bed is the same thing that pulled him in on day one: watching a backyard turn into a home. Not a rendering, not a floor plan, not a Pinterest board, but an actual structure with walls and a roof and a front door that opens onto a lot that used to hold nothing but weeds and an old shed. The first ADU he ever worked on was a garage conversion in the South Bay, and he remembers the smell of sawdust mixing with the eucalyptus in the neighbor’s yard, and the way the homeowner stood in the doorway of the new unit at the end and just looked at it, quiet, like she was already picturing her son living there. That’s the part of the job that never gets old.

What he learned early, from the tradesmen who trained him, is that the framing and the drywall and the electrical are only half the job. The other half is trust. A homeowner lets you onto their property, gives you a key, lets your crew walk through their backyard past their kids’ swing set and their dog. That’s not a transaction. That’s a relationship. Miles didn’t get into ADUs because he loved construction; he got into it because he loved the moment when a family realizes they don’t have to move, they don’t have to uproot their kids or leave their neighborhood, because the answer was in their own backyard the whole time. If he weren’t doing this, he’d probably be restoring old houses in the Santa Cruz Mountains, somewhere around Ben Lomond, fixing the kind of neglected woodwork that most people don’t notice until it’s gone. But he’d still be doing it the same way: slowly, honestly, and with his name on the line.

Meet Miles Hartwell, the Person Behind Every Job

Miles Hartwell is the Owner & Founder of Sutton ADU San Jose. He’s spent his career in residential construction and ADU development, and he leads this branch with a simple rule: never ask a homeowner to accept anything he wouldn’t accept on his own property. What sets him apart from a faceless corporate technician is that he knows the soil in Santa Clara County and the permit office quirks in Morgan Hill and the setback rules that change from one Cupertino block to the next. He’s not reading a script; he’s drawing on years of hands-on work. Off the job site, Miles is a trail runner, and the long climbs in the hills above Woodside and Atherton are where he thinks through scheduling problems and material delays. He’s also the kind of person who returns a borrowed tool sharper than he got it. That’s how he runs his jobs too: you get back more than you handed over.

Our Promise to San Jose Homeowners

The Threshold Standard isn’t a slogan. It’s the code every Sutton ADU San Jose job follows. Every technician who steps onto your property has been background-checked and identity-verified. Before any visit, you get the tech’s name and photo sent to you. When they arrive, they show a photo ID badge at the door, every time. They arrive in a clean, marked uniform, not a random t-shirt in an unmarked truck. And the price goes in writing before any work starts, so there are no surprises when the invoice comes. Those five practices are the backbone of our promise to San Jose homeowners: you always know who’s coming, and you always know what it costs.

Our Credentials

When you hire a team to build an ADU on your property, you’re inviting them into the most personal space you own. That’s why we hold ourselves to standards that are verifiable, not just spoken:

  • State-licensed: Every pro working under our name is required to hold the license their state requires. Licensing means accountability; it means a governing body can hold the builder to professional standards.
  • Insured & bonded: Every pro working under our name is required to hold the insurance and bond their state requires. If something goes wrong, you’re not left holding the cost.
  • Years of local experience: Our team has spent years working on ADU projects throughout Santa Clara County, from the flat lots of Santa Clara to the hillside parcels around Woodside. That local knowledge means fewer surprises during the build.
  • Strong local reputation: We’ve earned trust in San Jose neighborhoods by doing exactly what we say we’ll do, showing up when we say we’ll show up, and fixing anything that isn’t right.

Each of those credentials matters because an ADU isn’t a patio umbrella. It’s a dwelling. It has to meet code, pass inspection, and stand for decades. Hiring a team with real credentials is the difference between a smooth build and a nightmare.

Rooted in San Jose

San Jose is more than our service area. It’s where we drive the same roads our clients drive, shop at the same farmers’ markets, and sit in the same Friday afternoon traffic on 280. We know that a backyard in Alum Rock has different drainage than one in North Fair Oaks, and we know that an ADU in Mountain View faces different permit timelines than one in East Palo Alto. That local knowledge isn’t something you can fake, and it’s not something you can import. It’s built one job at a time, on the ground, in this city, and it’s why homeowners here trust us with the biggest addition they’ll ever make to their property.
