Cover New Detached ADU: The San Jose Owner’s Guide

If you own a Cover unit in San Jose and the exterior cladding, window flashing, or door seal has failed, the replacement path is straightforward: we stock Cover-compatible parts locally and most detached ADU exterior repairs run $850 – $2,400 installed depending on which panel or seal has gone. We can usually diagnose and complete the swap in a single visit. The most common way owners discover the problem is a draft that wasn’t there last winter, a water stain creeping along the interior wall, or a door that suddenly needs a shoulder to close.

One important note up front: Sutton ADU San Jose is an independent service provider. We’re not affiliated with Cover, but we’ve worked on enough of their units across San Jose to know exactly how their panel systems age, what fails first, and which replacement parts match which production years.

Which Cover Models This Applies To

The living room inside a new ADU

Cover builds its detached ADUs using a panelized steel-frame system with exterior cladding that’s factory-fitted to each module. That matters for replacement because the part you need depends on your unit’s production year. Units built before roughly 2021 used a slightly different window flashing profile than current production, and the older flashing is not interchangeable with the new extrusion. If your San Jose unit was delivered in 2019 or 2020, we’ll need to confirm the flashing profile before ordering.

For most owners, the fastest way to identify the right part is the serial plate inside the electrical panel door or on the frame near the front threshold. That plate lists the build date and module configuration. We also ask for a photo of the failed area before we come out, which lets us match the part to the panel series and bring the correct replacement on the first trip.

On the OEM-versus-aftermarket question: for structural or waterproofing components like panel joints and window flashing, we recommend using Cover-spec parts. The tolerances are tight and a generic substitute can leave a gap that leaks. For non-structural items like door sweeps, weatherstripping, and vent covers, quality aftermarket equivalents from brands like Pemko and Tamlyn perform just as well and often cost 30 – 40% less.

Signs Your Cover New Detached ADU Is Failing

  • Water staining at the top corners of windows or doors. This almost always traces back to a failed flashing tape or a dried-out sealant bead where the window module meets the wall panel. The metal frame itself won’t rot, but water will track inside and damage drywall and flooring if it’s left alone.
  • A draft that follows a specific seam or corner. Cover’s panel joints rely on butyl tape and compression gaskets. After several intense San Jose summers, the gasket material can flatten and lose its spring, opening a hairline gap that lets air move through the wall assembly.
  • Door that rubs at the top or latch side, or won’t hold the strike. This is settlement or thermal movement. Detached ADUs on pier foundations in San Jose’s clay-heavy soil can shift a quarter-inch seasonally, which is enough to throw off a prehung door that was perfectly square at install.
  • Condensation between the glass panes of the factory window unit. The seal between the panes has failed. It’s not a maintenance issue; the insulated glass unit needs replacement. Cover’s window sizes are standard but the trim and flashing are specific, so this is one repair where matching the exact unit matters.
  • Exterior panel surface showing chalky or peeling finish. This is UV degradation. San Jose gets about 300 sunny days a year, and the southern and western exposures take a beating. The structural panel is fine; the finish needs prep and recoating before moisture finds its way under the coating.

Replacement Cost & What’s Included

Most Cover exterior part replacements in San Jose fall into a predictable range. Here’s how the common repairs break down:

  • Door weatherstripping and sweep replacement: $85 – $180 installed
  • Window flashing and sealant repair: $250 – $550 per window
  • Panel joint reseal (butyl tape and gasket replacement): $400 – $900 per seam
  • Insulated glass unit replacement: $500 – $1,200 per window depending on size
  • Exterior panel recoating (single wall): $800 – $2,400 depending on surface area

Every quote includes the part, labor, and cleanup. You get the written price before any work starts, and the 365-Day Done Right Promise covers defects in workmanship for one full calendar year from completion. If an element of the repair fails within that year, we make it right, including a free second visit. No haggling over what’s covered.

DIY or Call Us?

Some things you can handle yourself without any risk: replacing a door sweep, checking whether a sealant bead has cracked, clearing debris from a weep hole. Those are maintenance items. What you shouldn’t do is peel back exterior flashing or attempt to reseal a panel joint on your own. The wrong sealant chemistry on a factory-coated panel can cause the coating to bubble, and a flashing mistake can direct water into the wall cavity instead of away from it. That turns a $400 repair into a $4,000 water-damage problem.

If you’re not sure what’s failed, send us a photo. Miles Hartwell does the site walkthroughs himself, and he’ll tell you honestly whether it’s a $90 sweep or a full panel reseal. Call (669) 444-4530 and we’ll walk through what you’re seeing.
