Why San Jose Homeowners Choose Cover ADU
We’re an independent Cover ADU service provider offering Cover repair in San Jose, and we upgrade and install every Cover model line – Studio, Series S, Series M, and the Backyard Home. What sets our work apart is that we’ve spent years taking these units apart and putting them back together across San Jose, from Willow Glen to Naglee Park, so we know exactly where Cover’s panel systems fail, why they fail, and the least invasive way to fix them. We are not affiliated with or authorized by Cover. We’re a local San Jose builder that knows these units inside and out because we’ve done the hands-on work. If your Cover ADU has a panel joint separating, a sliding door that binds, or an electrical panel that can’t keep up, call (669) 444-4530 for a straight answer.
Why Trust Sutton ADU San Jose for Your Cover ADU?
Cover ships precision-engineered prefab units, but they still meet San Jose soil, seismic code, and weather. The same factory tolerances that work fine in a controlled warehouse get tested hard by our wet winters and dry summers. We’ve corrected panel joints on Cover Studios in Willow Glen that separated at the roof-wall intersection after two rainy seasons – and we’ve fixed binding sliding glass doors on Series S units that were set slightly out of square during original installation. Miles Hartwell, our owner, does the site walkthrough himself. He grew up framing in the San Fernando Valley, studied construction technology at Los Angeles Trade-Technical College, and has spent nearly two decades focused specifically on ADU work – the last several years right here in San Jose, including a stretch of detached units in Willow Glen that taught him exactly how much Santa Clara County permit timelines can vary block to block. When you call, you get Miles or one of our Threshold Verified technicians. Before anyone shows up, you’ll have their name and photo. Every technician is background-checked, identity-verified, uniformed, and photo-badged. The written price comes before any work begins. And the 365-Day Done Right Promise covers defects in workmanship for one full calendar year from project completion – in writing, on every project.
Common Cover ADU Problems We Fix in San Jose
- Panel joint separation at roof-wall intersections. We see this most often on early Cover Studio units. The factory sealant between the structural roof panel and wall panel degrades under San Jose’s wet winters, and the joint opens up enough to let moisture in. The fix is removing the damaged trim, re-squaring the panel, installing new structural screws at original factory spacing, and resealing with a spec-matched product. We don’t replace the wall – we repair the joint.
- Sagging or binding sliding glass doors. Cover Series S and Series M units both carry large glass doors. If the panel system was installed even slightly out of square, or if the San Jose clay soil shifted under the foundation, the door track goes out of alignment. We re-level the track, shim the panel as needed, and reset the door rollers. No new door required in most cases.
- Undersized electrical subpanels. Many older Cover units shipped with a 100-amp subpanel. That was fine when the ADU was just lights and outlets. Add a heat pump, an induction cooktop, or an EV charger, and the panel trips. We upgrade the subpanel and rebalance the loads – this is one of the most common upgrades we do in San Jose, where homeowners are increasingly adding EV charging to ADU electrical systems.
- Factory-applied exterior cladding delaminating at lower wall panels. Splash-back from rain hitting San Jose’s hard soil and concrete walkways works moisture up into the bottom edge of Cover’s fiber-cement cladding. Over a few seasons, the lower panels start to peel. We replace the damaged cladding with matching smooth panels and correct the drainage detail so it doesn’t recur.
- Utility chase leaks around plumbing penetrations. Cover runs plumbing through a central utility chase, and the factory sealing around those penetrations can fail after a few freeze-thaw cycles or minor seismic movement. We reseal the penetrations, inspect the interior wall cavity for moisture, and replace any compromised insulation – usually a one-day repair.
Cover Parts & Our Repair-vs-Replace Approach
For current Cover Series S and Series M units, we source OEM panels and trim through independent distributors when lead time allows. For discontinued early Studio units, factory parts often don’t exist – so we use spec-matched structural plywood and matching exterior cladding from our local millwork network in San Jose. We lean toward panel-level repair rather than full module replacement unless the core framing is compromised. The decision comes down to three questions: Is the structural framing intact? Is the damage localized to one or two panels? Will the repair last as long as the surrounding materials? If the answers are yes, we repair. Honest assessment is part of the job. Call (669) 444-4530 and we’ll tell you what you actually need – not what we’d prefer to sell you.
Our Cover Service Process – Step by Step
- 1
Diagnosis. Miles or a senior technician walks the unit with you. For panel joint issues, we check alignment with a laser level and inspect the interior wall cavity for hidden moisture. For door binding, we measure the rough opening and the panel squareness. You get a written diagnosis, not a guess.
- 2
Repair or install. We perform the work using OEM or spec-matched parts, as appropriate for your unit. Every structural repair follows the original factory fastener pattern as closely as practical – that matters for preserving the panel system’s load path in a seismic event.
- 3
Test. For moisture-related repairs, we dry the cavity and run a blower-door test where needed. For electrical upgrades, we test every circuit under full load. For door repairs, the door gets cycled twenty times on the track.
- 4
Warranty. Every repair and installation is covered by our 365-Day Done Right Promise, in writing. If any element fails within the year, we come back. The second visit is free – no haggling, no fee.
Cover Products We Service & Install in San Jose
We work on the full Cover lineup in San Jose and Santa Clara Cover service areas: the original Cover Studio, the larger Cover Series S, the two-story Series M, and the Backyard Home. We stock common Cover-compatible parts locally – panel joint sealants, structural screws, fiber-cement cladding panels, door rollers, and electrical subpanel components – so we’re not waiting on a distributor for two weeks when your ADU is leaking. For full unit installations, we handle site prep, foundation, panel assembly, utility connections, and finish detailing. We’ve installed units across San Jose’s mix of older bungalow lots and mid-century ranch parcels. Tell us what you actually need the space to do, then we’ll figure out what makes sense to build.
We Also Service These Brands
Cover is a big part of our San Jose work, but we’re not a single-brand shop. We also service and install Abodu and Dvele units, plus Tuff Shed conversions and James Hardie exterior systems. That matters because we can give you an honest comparison instead of steering you toward one product line. If your ADU isn’t a Cover and never was, we’ll still fix it properly.
FAQs – Cover ADU Service in San Jose

No. We’re an independent Cover service provider in San Jose, not a factory-authorized dealer or warranty center. That means we can repair your unit without forcing you through a manufacturer service queue – and we can use spec-matched or upgraded parts where factory parts are no longer available.
We use OEM Cover panels and trim for current Series S and Series M units when lead time allows. For discontinued early Studio units, factory parts are often unavailable, so we source spec-matched structural plywood and matching cladding from local San Jose millwork distributors. We’ll always tell you which path applies and why. Call (669) 444-4530 if you want a straight answer on parts for your specific unit.
Most panel joint repairs, door adjustments, and cladding replacements are one to three days. Full electrical subpanel upgrades usually take two to three days including permit inspection. We’ll give you a written timeline with your written price, and the workmanship carries our 365-Day Done Right Promise.
We service and install every Cover product line sold in San Jose and Mountain View Cover service areas: Cover Studio, Cover Series S, Cover Series M, and Cover Backyard Home. We also work on site-modified units – we’ve seen plenty of early Studios that had owner or contractor modifications done years ago, and we can sort out what’s factory and what’s not.
If your unit is still under factory warranty, contact Cover first before scheduling with us. We’re independent, and our repairs don’t carry a factory warranty – but we won’t perform work that knowingly compromises an active factory claim. For units out of warranty, this is a non-issue, and our own 365-Day Done Right Promise applies instead.
